Spring 2026 Market Conditions — Buyer's or Seller's Market?

Spring 2026 is trending toward a balanced market with pockets of seller's advantage. Inventory is recovering from historic lows but hasn't flooded the market. Demand is up significantly from 2024-25 as rate cuts improve affordability. Expect competitive conditions on well-priced properties, especially in the under-$1M condo and townhouse segments.

  • Detached homes: Balanced market with selective multiple offers
  • Townhouses $700K-$950K: Seller's advantage, expect competition
  • Condos under $650K: High demand, limited quality inventory
  • Luxury $2M+: Buyer's market, good negotiating room

Buyer Strategies for Spring 2026
