BC Residential Tenancy Act — Key Tenant Rights

BC's Residential Tenancy Act (RTA) provides strong protections for renters. Here are the key rights every BC tenant should know:

Rent increase cap: Landlords can only increase rent once per 12 months, limited to the provincially set amount (3.0% for 2025).

Security deposit: Maximum half one month's rent — not the full 'first and last' that was previously common.

Notice to end tenancy: Landlords must have valid legal reasons and provide 1–4 months written notice depending on the reason.

Right to quiet enjoyment: Landlords must give 24 hours written notice before entering your unit, except in emergencies.

Dispute resolution: Both tenants and landlords can apply to the BC Residential Tenancy Branch (RTB) to resolve disputes.

Subletting: Tenants may sublet with the landlord's written approval, which cannot be unreasonably withheld.

How much does it cost to rent in Metro Vancouver in 2025?

Rental prices in Metro Vancouver range widely by city and unit type. Condos average $1,400–$2,600/month in Surrey and Langley, $1,800–$3,800/month in Burnaby and Richmond, and $2,400–$3,800/month in Vancouver proper. Townhouses run $400–$600 more per month. Basement suites can be found from $1,300–$1,900 in outer areas.

What does the BC Residential Tenancy Act say about rent increases?

In BC, landlords can only increase rent once per 12-month period, and only by the provincially set limit — 3.0% for 2025. The tenant must receive 3 months' written notice before any rent increase takes effect. Landlords cannot charge above-guideline increases without RTB approval.

What is first and last month's rent in BC?
