Expect to pay between $750K and $1.1 million for townhouses in New Westminster, depending on age, location, and size. The sweet spot seems to be around $850K-$950K for a three-bedroom built in the last decade.
Compare that to Burnaby where similar townhouses start closer to $1.2 million, or Vancouver where you're looking at $1.5 million minimum for anything decent. Even compared to Surrey, you're getting better transit access for similar or lower prices. Your money goes furthest in the Uptown area, where $800K can still get you a solid three-bedroom with parking and a small yard.
The newer Sapperton developments command premium pricing, but you're paying for modern layouts, energy efficiency, and that new-build peace of mind that appeals to many first-time buyers.
